Payments and cost breakdown

Rental pre-payment

When you accept the accommodation offer made to you, you will be required to make a rent pre-payment of £250.00. You will need to pay this when you complete and accept the tenancy agreement. Please note that once you have accepted the tenancy agreement, you will be liable for the full fee after a 14 day cooling off period.

Payment details will be sent out to you when we make you an offer of accommodation.

The £250.00 is then deducted from your accommodation charge total, so you don’t pay any more than the total accommodation charge quoted. There is no need for any additional deposit or security in advance or on arrival.

The remaining rent payment can be paid either in full before/on arrival, or a payment plan of three instalments can be arranged at the time of accepting your tenancy.

The '42 weeks' contract starts on 17 September 2017 and finishes on 7 July 2018 inclusive.

Note: Prices include internet facility and WiFi, insurance for personal belongings to a value of £5000, 24-hour security, CCTV, on-site Accommodation Team and out of hours Warden Team.

Semester 1 and 2 tenancies are only available to students who are attending university for part of the year, such as students who are undertaking placements or study abroad programmes.

Tenancy contract arrangements

Students offered and accepting accommodation in The Green will be required to accept the Assured Short-hold Tenancy Agreement online.

Please note the tenancy will be between the tenant student and the landlord, Surtees Management Company Ltd, not the University of Bradford.


The Green is a partnership between the University of Bradford and Surtees Management Co Ltd.

Surtees Management Co Ltd owns the buildings; however, the University and its Accommodation Team have the responsibility to administer the lettings, manage the tenancy contracts and provide all the services in The Green to students. The University's Accommodation Team are highly experienced in providing an excellent quality of service to our customers - the students.

Accepting a place in The Green creates a legally binding contract between you and Surtees Management Company Limited, the provider of this accommodation.

Applying to The Green

If you would like to live in university managed halls of residence, it is best to apply as soon as you have accepted your course offer to avoid disappointment in your choice of room type.  

Accommodation for new international students, who are definitely going to study at the University of Bradford, is guaranteed.

What happens next? 

When we receive your application an offer of accommodation will be made to you and all documents sent to you via email.  

On accepting the offer you will be required to make an advanced rent payment of £250 to secure the room for your arrival, this is then deducted from the total accommodation charge. If you pay by three instalments the £250 is deducted from your first instalment 
Rent payments can be made in full before or on arrival, or in three instalments in October, January and April.

Our guarantee

You will be guaranteed a place at The Green during your first year, providing you have specified the University of Bradford as your firm choice 

Should The Green be full we will arrange for an offer to be made to you for alternative accommodation of a good standard, well managed, within a similar price range or lower, located close to the University.

We cannot guarantee accommodation in The Green for students with partners/families

Insurance policy

Some contents insurance is included with your accommodation at The Green. Provided by Endsleigh your policy number is HH1237, check your policy details.

It is important to check the details of what this policy covers to fully understand what protection is provided.

You may find the insurance provided is not sufficient and want to extend it to protect all of your possessions both inside and outside of your room.
